How to pick a home or renters insurance company

A home policy is tested when something goes wrong, so judge insurers on how they pay claims as much as on price. Read the policy wording, not just the summary page.

  • Rebuild cost, not market value: your dwelling cover should reflect what it would cost to rebuild, which can differ a lot from the sale price.
  • Replacement cost or actual cash value: actual cash value deducts for age and wear, so payouts for older belongings can be small.
  • Exclusions: flood and earthquake damage are commonly excluded and may need a separate policy. Check what applies where you live.
  • Deductibles: some policies use a percentage deductible for wind or hail, which can be much larger than the flat amount.
  • Regulation and finances: confirm the insurer is licensed in your area. Independent rating agencies publish financial strength ratings for many insurers.

What goes wrong, and how to prepare

Reviews in this category often describe slow claims, disputes over how much damage is covered and non-renewal notices in higher-risk areas. Keep a photo or video inventory of your home and belongings, update your cover after renovations, and save receipts for emergency repairs. If your lender requires insurance, a lapse can lead to expensive cover being placed for you. Frequently asked questions

Does home insurance cover flooding?

Standard policies often do not. Ask the insurer directly and get the answer in writing.

Do renters need insurance?

Your landlord's policy usually covers the building, not your belongings or your liability. Renters insurance fills that gap and is often inexpensive.
